For real estate investors

Underwrite from the record.

Screen the market in the tables, read each parcel’s own sale and tax history, work your deals on the board and compare them, and walk the block on the map before you bid.

Deals compared side by side in one table: record facts on the left and each deal in its own column, with the purchase, rehab and bid maths worked out.

How you use it

  1. 01

Screen the market from the tables

Sales, mortgages, liens, foreclosures and sheriff sales, filterable and sortable in place. Narrow by county, municipality and date, then show exactly what the filter returns on the map.

The data editor: a spreadsheet-style grid of New Jersey property records with filter, sort and column controls above it, and one record opened in the detail panel beside the table.
  2. 02

    Read the parcel’s own history

Every recorded sale, the assessment and a century of tax history on one record, with deeds, mortgages and filings on a single timeline in the order they happened.

A single parcel’s merged history as one thread — recorded sales, assessments, foreclosure filings and tax sale certificates in date order, each row naming the record it came from.
  3. 03

Work the deal board and compare deals

Put deals on the pipeline and work out purchase, rehab and bid for each. Then set up to four side by side with the maths done, so the choice is between numbers rather than tabs.

The deals pipeline: deal cards arranged in columns by stage — watching, researching, pursuing, auction — each card carrying its property and figures.
  4. 04

Walk the block on the map

Zoom to the block and open the neighbours parcel by parcel, with the record docked beside the map. Select several and carry them into the grid as a filter on exactly those parcels.

The map explorer: statewide parcel boundaries over an OpenStreetMap basemap, with one parcel selected and its property record docked in a panel on the right.
